Monday Myth Busters – Custom Homes on Acreage & the Top 5 Misconceptions about Building Them

Happy Monday folks!

Can you believe we are almost done with January?

Today I would like to start a segment on my blog called "Monday Myth Busters" where I take a myth associated with today's real estate market and BUST it. For the first entry, I figured I would tackle new construction on acreage, something that is growing and will continue to grow rapidly in 2016.

I know what you're thinking. Building is too much to put on your plate right now. Extra costs, extended move-in times, and the hassle of the dreaded monster: the construction loan.

In the past, these very valid concerns may have held you back from even thinking about picking up the phone to inquire about turning the dream home in your head into a physical address.

Today, my goal is to educate you on why that one phone call could be one of the best decisions that you ever make.

For the moment, take everything you have heard from your friends, family, and neighbors about building and tuck it away, because Timbered Ridge Custom Homes and the Chad Salsbury Group have teamed up and set out to redefine the process and the meaning of a "custom home" for you. Forget everything you thought you knew, and prepare to rethink your options.

Below are the top 5 myths associated with building being busted once and for all.

1. A Custom Home is Outside of My Budget

What if it wasn't? What if we told you that we could not only build you a home tailored to your needs, but we could put it on acreage as well? What if we told you that we are working with one of the most flexible builders in the Pacific Northwest. What if we told you we've spent the last decade working with lenders all over the area and could confidently recommend them to you. Have you been pre-qualified? Have you called to ask if we can build in your budget? Don't let the fear of numbers prevent you from finding out your purchasing power.

2. A Construction Loan is a Hassle that I Don't Want

What if there was no construction loan? What if someone was willing to carry it for you? What id you were able to sit back and relax during the process and not worry about the obstacles commonly associated with a construction loan? What if we told you that all we needed you to do was qualify for the end loan.

3. I Don't Have the Time or Expertise to Find the Right Parcel

While we have a great selection of land available we realize our inventory might not always meet your needs.  Timbered Ridge also offers a special program to qualified buyer's where we purchase and develop the land of your choice and sell it back to you as a turnkey package once your home is complete. No more driving and combing the internet for hours looking for that perfect piece of land. We will even drive out and preview lots for you and help you negotiate a fair purchase price.

4. The Process Takes Too Long

Do you have 75-90 days to give? If so, sit back, relax, and you'll have keys in your hands in no time. Searching the MLS for that just right home, driving around to view listings, writing up offers and going through negotiations with the potential of the deal falling through in the end can take just as long, if not longer than it will take us to get you into a brand new home designed by you. We build all throughout the year. The winter doesn't stop our processes or slow us down.

5. There Are Too Many Hidden Expenses

We keep you extensively informed during the process of building, and before we even think about beginning, we have an in depth and informative meeting about your budget and your wants and needs for your new home. We make sure there are no surprises and that you as the buyer have received a thorough breakdown of where your money is going.

During the building process, you are also given access to our innovative program called builder trend, where you can view your selections, monitor the progress of your home, and where you will be able to review and approve any change orders. Nothing happens without your approval. You are in the driver's seat.

Still skeptical?
