For Sale By Owner.
As realtors, we see these signs often. If you ask a seller why they have chosen to list FSBO, the number one answer is all the money they're saving on realtor fees/commissions.
The problem is, listing and selling FSBO is extremely difficult. Let's take a look at some of the ugly truths about listing FSBO and help you to better understand what it is we do and why what we have to offer will save you not only money, but time.
1. Many Buyer's Agents Won't Want to Show Your Listing.
Many agents don't want to do all the paperwork and follow the transaction on both ends all the way through close. Experience has jaded a lot of agents to FSBO listings and they would rather show their clients homes that are listed through a professional who can be their point of contact for the transaction.
2. It's Not Your Job
Sure, it's your home and you love it and want to sell it for a good profit, but unless your profession is real estate, it's highly likely you don't have the time to put in that a realtor would. Between hours of marketing and due diligence, setting up showings, repairs, appraisals, inspections, and more you will need to invest more time than you probably have into your listing.
Do you know which title company you should use? Do you know how to read the title commitments and scan them for errors? Do you know how to read the inspection report and address the important items while negotiating the minor ones out of the contract?
These are all things your realtor handles for you. Marketing is one of the most important parts of selling a home. Unless you have a ton of spare time and real estate knowledge, having an agent saves you a huge amount of stress.
3. Exposure
Speaking of marketing, it's again very likely that your realtor will be able to get your home a significantly higher amount of exposure. They have a huge sphere of influence, and colleagues with buyer's who may be looking for exactly what your home has to offer.
With more marketing outlets and contacts, your realtor sets you up for a successful sale.
4. Negotiations.
You've put valuable time and money into your home and made memories that will last a lifetime. As a result of that, you have emotions invested in it. When it comes time to negotiate the sale, what's included in it, what a fair price is, and what's reasonable, your emotions may get the best of you.
Your realtor will offer you new insight on the sale and help you to negotiate what's reasonable and in your best interest.
Your emotions may also cloud your judgment on things that need to be fixed within the home. You need someone who can talk you through every aspect of the sale or your buyer could walk away, forcing you to start back at square one. Meanwhile, the longer your home is on the market, the more likely it is that consumers will wonder if something is wrong with it.
5. You Could be Sued
Just like any other contract, a purchase and sale agreement is legally binding.
A background in disclosure laws and the legal timelines you are held to within your contract are essential. Your realtor has been trained in, and understands these things.
These are just a few reasons to utilize the expertise of an agent. If you have any more questions about the benefits of using a realtor, or are a numbers person, give us a call.
